You should begin to see price reductions on rentals standing empty (I am around these parts anyway) which then gives you a better bargaining position. On that: be prepared to haggle. Contrary to popular belief rents should be reducing, not rising, due to a glut of properties on the market at the moment and landlords wanting to avoid their places standing empty. Although Clifton rentals may be insulated from this as it's such a popular area with nice old stock. Continuing on the tangent I'd also suggest that you find out as much about your prospective landlord as you can. My feeling is that there will be a lot of amateur landlords out there at the moment that could be getting into a pickle as their rising mortgage payments start not covering the rental income from their investment property.
