Here are a few thoughts on what else you might need:

Any functional requirements
Idea of text / layout requirements
Image sizes
Number/type of templates required if not spec'd in wireframe - as in all the
other pages not on the home page
Accessibility requirements
Browser / operating system requirements
Hosting requirements
Sign off stages
Timeline's always good - assume you've sorted the budget too!

And then get them to write you a really solid specification before they
start building so you know exactly what they're planning on delivering and
when you're going to get it!
